Landlord Entering the Rental Unit

Notice

  • Except in an emergency, a landlord must provide 24-hour notice before entering the rental unit. A text/SMS is sufficient.

  • If the landlord fails to provide notice, the tenant may recover actual damages. However, unlawful entry is not a defense to an eviction.

  • Tenant obligations

    • A tenant, in return, must allow the landlord to enter the rental unit in order to inspect the premises, make ordinary, necessary, or agreed repairs, decorations, alterations, or improvements, deliver parcels that are too large for the tenant's mail facilities, supply necessary or agreed services, or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workmen, or contractors.
